Cancellation

For your peace of mind and for a stress free booking we have put together the following:

Cancellations must be notified to and received by us in writing (preferably by email) and once received we will confirm and process your cancellation request.  

For Bookings placed during 2021

COVID-19 Cancellation Policy

1. Fully Refundable Price

If you cancel up to 7 days before your arrival date, due to Covid related travel restrictions, then you will be entitled to a full refund. This will be paid on the date your departure would have been.

If you cancel within the last 7 days before your arrival date then we will issue vouchers for the full value of the amount you have paid and the vouchers will be valid for 2 years from the original arrival date. 

2. Non Refundable Discount

When booking on line you will see the option to select a Non Refundable Discount which will give you a 10% reduction on the price shown. 

If you cancel at any time then you will not be entitled to a refund but we will issue vouchers to the full value of the amount you have paid. The vouchers will be valid for 2 years from the original arrival date.

Non COVID Related Cancellation Policy

Our normal terms and conditions will apply in that the deposit is non refundable and the balance will be refunded if we are able to re-let the property. The sooner you can let us know the easier it will be to re-let.

  • The deposit is non refundable under any circumstance.
  • If the accommodation is relet at the full rate, a refund of the balance, less an admin fee, will be paid.  If relet at a lower rate, then a partial refund will be made. If the property is not relet then there will be no refund.       

Cancellation by us for reasons beyond our control (“Force Majeure”)

We won’t be deemed to be in breach of this Contract, or otherwise liable to you, by reason of any delay in performance or non-performance of any of our obligations in this Contract to the extent that such delay or non-performance is caused by circumstances beyond our reasonable control (for example if access to and use of our property is prevented by fire, flood, exceptional weather conditions, epidemics, pandemics, destruction/damage, Internet or other communications failure, blocked roads, war/terrorism, nuclear/radioactive disaster affecting us or our property) (these are sometimes referred to as “Force Majeure Events”)

If for any reason beyond our control we are forced to cancel your Booking (or bring it to an end early) due to a Force Majeure Event affecting us or our property we will refund you the full amount of your remaining lodging costs based on the time of your Booking remaining. This will be the full extent of our liability and no additional compensation, expenses or costs (such as travel or replacement lodging costs) will be payable.
